Our clients deserve the best, and the best is what they got! In a multiple offer situation, we presented an offer the sellers couldn't resist. In fact, our offer was so strong that they decided to cancel future showings and open houses for the weekend. Unlike the multiple offers we saw in the summer (bidding $50k over), we offered list price with strong terms; higher than normal earnest money and allowing the sellers to live in the home 2 weeks post-closing for free.
Our appraisal even came in over what we offered allowing our clients to walk in with instant equity. On top of that, they scored a 6.125% interest rate without having to buy down points.
This (basically) brand new home now belongs to our sweet clients... Clients who turned into family. We met years ago and I've helped them buy/sell/invest 5+ properties over the years. We text and call each other even when we're not "real estating". They even attended our wedding last year. This is what it's all about - clients who turn family!
Buyers: if matched with an experienced agent and lender, you can still win a great home and receive a competitive interest rate.
Sellers: if priced competitively in today's market, you can still get multiple offers on your home and move on your own terms.
